[ARCHIVED] PUBLIC DISCLOSURE OF NEW FY 2020 ASSESSMENTS

The Board of Assessors wishes to announce that it has completed its state-mandated Revaluation or 5-Year Recertification of all properties for Fiscal Year 2020. The Bureau of Local Assessment of the Massachusetts Department of Revenue (DOR) has issued Preliminary Certification to the Town of Billerica and has authorized public disclosure of the new assessments.

The Revaluation is intended to reflect full and fair cash value of all properties as of January 1, 2019. On average, residential single-family property values have increased 8% while residential condominiums have increase 10-15% with differing increases per complex from the previous Fiscal Year 2019 assessments. Commercial/industrial properties have seen a 4-5% average increase in value from Fiscal Year 2019 assessments depending upon the use. Both classes of property have been interim-year, value-adjusted annually from the Town’s last Revaluation in Fiscal Year 2015 to keep current with market conditions.

As part of the DOR’s public disclosure requirements, the new Fiscal Year 2020 assessments are available for review by the public beginning on Monday, September 23, 2019 at the Board of Assessors office, Room 109 in Town Hall through hard copy print-outs or reports listing the new values. The best method to view the new assessed values is through the Town’s website at www.town.billerica.ma.us. Please click on Departments, click on Assessors Office and then on Property Assessments to access property value information by street name or by parcel id. Interested parties could also view the same information by accessing our vendor’s website at www.patriotproperties.com and searching by town for property assessment information on line.

Public disclosure will end on Friday, October 4, 2019 at 4:00 PM.

Assessors Department personnel are available from 8:30 AM to 4:00 PM Monday through Friday during the public disclosure time period to answer questions and correct errors related to the Revaluation.
